Poinciana is a large census-designated place and master-planned community in Osceola and Polk counties, Florida, within the Greater Orlando area. Developed over several decades beginning in the 1970s, it was planned as a comprehensive residential community on former ranchland south of Kissimmee, and it has grown into one of the most populous unincorporated communities in the region. Poinciana is organized into ten numbered villages, four in Osceola County and six in Polk County, governed collectively by the Association of Poinciana Villages, often described as one of the largest homeowners associations in Florida. The villages include established sections such as Village 1's Cypress Woods and Stepping Stone neighborhoods, the Broadmoor community, and newer and gated areas such as Bellalago and Orange Branch Bay. The Solivita age-qualified community developed adjacent to Poinciana and was once part of the same association. The community has a population of roughly 69,000, with a mix of families and a largely residential, rural-suburban feel. Most residents own their homes, and the community is known for its many parks and community facilities managed through the association. Because Poinciana spans two counties, students attend either the Osceola County School District or Polk County Public Schools depending on location, with Poinciana High School among the community's campuses, along with several charter schools. Transportation has improved substantially with the Poinciana Parkway, a toll road opened in 2016 that connects the community directly to Interstate 4, and Poinciana's SunRail station, the southern terminus of the Orlando-area commuter rail line. These links have made Poinciana a more practical base for commuters to Orlando and the region's attractions, while Kissimmee remains about 13 miles to the north.
